Home renovation cost per m² in Indonesia for 2026: package rates, prices per work item, hidden costs, and worked examples for 60 and 100 m² houses.

If you have searched for renovation prices per square metre in Indonesia, you have probably seen figures from Rp1.5 million to well over Rp6 million. They can all be correct, because "renovation" covers very different jobs. Repainting a bedroom and stripping a house back to its frame are both called renovation.
This guide shows how to read a per-m² figure properly: what pushes it up or down, prices per type of work, the costs people forget, and worked examples you can adapt to your own home.

Why renovation prices per m² vary so much
A per-m² rate is a summary. Four things sit behind it.
How deep the work goes. Surface work (paint, floors, ceilings) costs far less than taking down walls, moving a bathroom or replacing a roof. The closer you get to the structure, the higher the rate.
Which area is used to divide. Some contractors price per m² of the area being renovated; others divide by the whole house. Two quotes at "Rp3 million per m²" can lead to very different totals if the base area is not the same. Always ask which area was used.
Finish level. In the MEETS catalogue, Standard, Premium and Signature differ mainly in finishes. For house renovation, Standard means local granite or ceramic tile, Vinilex paint, light-steel roof framing with metal tiles and INA sanitaryware. Premium moves to Niro/Indogress granite, Jotun paint, uPVC frames and TOTO/American Standard fittings. Signature uses marble or large-format slabs, Jotun Majestic, clay roof tiles and Grohe.
The state of the existing house. Leaks behind tiles, brittle wiring or a cracked beam only show up once things are opened. That is why renovation is harder to predict than a new build.
Renovation cost bands per m²
General market ranges (estimates from several contractors, 2026):
- Light renovation such as repainting, new tiles or ceiling repairs with no structural work: roughly Rp1.2–3 million/m².
- Medium renovation such as moving partitions, redoing kitchens and bathrooms, or replacing a roof or services: roughly Rp2.5–6 million/m².
- Full or heavy renovation such as stripping back to structure, extending, or adding a floor: roughly Rp4–6.5 million/m², and more for major structural work.
These ranges differ between sources, so treat them as a rough guide only.
MEETS package rates (early estimates in the catalogue):
- House renovation (partial or whole house, facade, interior, finishes): Rp2,500,000 / Rp3,800,000 / Rp5,500,000 per m² for Standard / Premium / Signature.
- Full home renovation (re-planning, selective strip-out, interior and facade finishes, including design consultation and a structural assessment): Rp4,500,000 / Rp6,500,000 / Rp9,500,000 per m².
- Second-floor extension: Rp5,500,000 / Rp7,000,000 / Rp9,500,000 per m².
- Single rooms such as bedrooms, living or dining rooms: from Rp1,000,000/m². Kitchen renovation from Rp2,500,000/m². Bathroom renovation from Rp15,000,000 per package.
All MEETS figures are early estimates. The final price is set after a site survey and an agreed specification.
Prices by type of work
For a renovation that only touches a few items, pricing each job is usually more accurate than one per-m² figure. These are Standard unit rates from the MEETS component and renovation catalogue (Premium and Signature cost more).
- Demolition. MEETS does not list a separate demolition rate; it is priced after survey. As a market guide, light strip-out (ceilings, tiles, partitions) runs about Rp80–150k/m², brick walls and floors Rp150–250k/m², and structural or concrete-slab demolition Rp250–400k/m².
- Render and skim coat: Rp95,000/m² for about 15 mm render plus skim, ready to paint.
- Floor tiling: Rp220,000/m², based on 60×60 granite tile, with standard grout and cleaning.
- Wall tiling: Rp200,000/m², based on 30×60 wall granite.
- Whole-home flooring upgrade: Rp400,000/m², including help choosing material and levelling where needed.
- Gypsum ceiling: Rp150,000/m² for 9 mm board on a hollow-steel frame.
- Wall painting: Rp47,000/m², including light surface prep, primer and standard wall paint.
- Ceiling painting: Rp40,000/m².
- Roof renovation (frame review, repairs where needed, waterproofing, roof covering): Rp420,000/m².
- Roof tile installation on a frame that is already in place: Rp185,000/m². Framing is priced separately if needed.
- Aluminium frames (supply and install, 3-inch profile): Rp1,050,000 per unit of measure, with glass and handles confirmed separately.
- Electrical installation: Rp175,000 per point for labour. Cable, breakers and fittings are priced once the electrical layout is agreed.
- Wet-area waterproofing: Rp95,000/m².
- Facade renovation: Rp550,000/m².
If you want one package that combines render, paint, ceiling and tiling for a room, the interior finishing package starts at Rp800,000/m².
Tip: when comparing quotes, check whether a per-m² price includes materials or only labour. At MEETS, for example, the per-point electrical rate is labour only.
Full turnkey vs labour-only contracts
Full turnkey means the contractor supplies materials and labour at an agreed price. The risk of material prices rising, and of poor-quality material, sits with the contractor as long as the specification is written down.
Labour-only means you buy the materials and the contractor is paid for the work. It looks cheaper on paper, but you carry the risk of wrong purchases, wrong quantities and crews standing idle when deliveries are late.
Renovation adds one more factor: the scope often changes after demolition. Under labour-only, every surprise means another shopping trip and another wage negotiation. Under turnkey, changes are logged as variations at unit rates already in the quote. For medium to full renovations, that usually makes turnkey easier to control. Hidden costs that blow budgets
- Demolition and debris removal. Renovation debris is often more than expected, especially if old floors come up down to the screed.
- Structural repairs. Cracked beams, leaning columns or rotten roof timbers must be fixed before new finishes go on.
- Old services. Older houses often need new wiring and pipes, which you cannot see until walls or floors are opened.
- Waterproofing. If a bathroom or roof slab is part of the job, waterproofing has to be redone. Skipping it is the most expensive saving you can make.
- Floor levels. New granite over an old floor can stop doors closing. Levelling or trimming doors needs a budget line.
- Living in during works. If you stay in the house, work is zoned and dust protection is needed. It takes longer, but you avoid paying rent elsewhere.
- VAT and permits. MEETS catalogue prices exclude 11% VAT. Work that changes structure or floor area generally needs an amended building approval (PBG).
Worked examples: 60 m² and 100 m² houses
These examples use the MEETS Standard rates above. Quantities are assumptions to keep things simple; a survey may give different numbers.
Example 1: 60 m² house, refresh without layout changes. New floors, ceilings and paint throughout.
- Flooring upgrade 60 m² × Rp400,000 = Rp24,000,000
- New gypsum ceiling 60 m² × Rp150,000 = Rp9,000,000
- Wall paint, say 150 m² of wall surface × Rp47,000 = Rp7,050,000
- Ceiling paint 60 m² × Rp40,000 = Rp2,400,000
- Subtotal about Rp42,450,000; add 10–15% contingency for strip-out and small repairs, giving roughly Rp47–49 million before VAT.
Example 2: 60 m² house, partial renovation as a package. Besides finishes, partitions move, the facade is updated and some electrical points are relocated. This suits the house renovation package: 60 m² × Rp2,500,000 = Rp150,000,000 (Standard), or 60 m² × Rp3,800,000 = Rp228,000,000 (Premium).
Example 3: 100 m² house, only 40 m² reworked. Living, family and kitchen areas are opened into one space; bedrooms are only repainted. For the 40 m²: 40 × Rp2,500,000 = Rp100,000,000. Price the repainting item by item as in example 1. The total is far lower than multiplying the whole 100 m² by the package rate.
Example 4: 100 m² house, full renovation. New layout, facade and interiors: 100 m² × Rp4,500,000 = Rp450,000,000 (Standard), or Rp650,000,000 (Premium).

How long does a renovation take?
Duration affects cost too, especially if you need to rent elsewhere or pause a home business. As a general market guide, light renovations usually take 3–6 weeks, medium ones 2–4 months and full renovations 4–7 months. Timelines slip when the design changes mid-way or structural problems appear after demolition.

Common mistakes
- Multiplying the whole house by a heavy-renovation rate when only part of it is being reworked.
- The opposite: using a light-renovation rate for work that turns out to involve structure and services.
- No contingency. Almost every older house reveals something once it is opened up.
- Comparing quotes without the same scope list. One may include demolition and debris removal, another may not.
- Choosing finishes before fixing the structure. Expensive granite on a damp slab will fail too.
- Skipping permits for work that changes structure or floor area.
Checklist before asking for a quote
- Rooms to renovate and their rough sizes.
- For each room, what changes: floor, walls, ceiling, sanitaryware, electrics or layout.
- Photos of current conditions, including damp spots, cracks and sagging ceilings.
- The finish level you want and a few reference images.
- Whether you will live in the house during the works.
- Your budget ceiling, including contingency.
- Your target completion date.
